Our Communities

Federal resources in support of affordable housing have continuously declined over the past decade. In response, HACC has taken a new approach to providing affordable housing for the residents of Champaign County.

Serving as a mission-driven real estate developer and property management company, HACC has accomplished the construction of hundreds of new affordable housing units and the rehabilitation of existing housing units with private sector financing.

To meet the requirements of lenders and investors when using private financing, the properties must be owned by independent legal entities. Today, our affordable housing portfolio is comprised of the following properties under affiliated non-profit entities.

MAPLE GROVE DEVELOPMENT CORPORATION (MGDC) is a 501c3 corporation governed by a Board of Directors
that are contiguous with the Housing Authority Board of Commissioners. The properties listed below are MGDC Properties.


Pinewood Place 

1606 E Colorado, Urbana

Pinewood Place is a 24 unit, single-story Permanent Supportive Housing development. The development is located in Urbana, IL will consist of four, single-story buildings positioned on nearly three acres. The units are all one-bedroom, the development will also feature common space to be utilized by the residents that will help them to remain independent. All of the units will feature project-based vouchers supplied by the Housing Authority of Champaign County.

The Manor at Prairie Crossing
601, 603, and 605 N. Prairieview Road, Mahomet

The Manor at Prairie Crossing opened in November 2017 and provides 18 age-restricted units for individuals age 55 and older. Each unit has one bedroom, one bath, living room, den, kitchen, laundry room with furnished washer and dryer and attached one-car garage. Project-Based Vouchers provide rental assistance for all units.

 

Washington Square
108 W. Washington St., Champaign

Washington Square is a six-story, 104-unit age-restricted apartment building serving individuals age 55 and older.  Washington Square is a Rental Assistance Demonstration (RAD) property which provides Project-Based Vouchers for all units.  The property was converted to RAD program with $1 million renovation work completed in 2017.

 

Steer Place
1202 E. Harding, Urbana

Steer Place is a six-story, 108-unit age-restricted apartment building serving individuals age 55 and older.  Steer Place is a Rental Assistance Demonstration (RAD) property which provides Project-Based Vouchers for all units.  The property was converted to RAD program with $1.5 million renovation work completed in 2017.

 

Youman Place
308 N. Maplewood Drive, Rantoul

Youman Place offers 20 one-story apartments serving individuals age 55 and older.  Youman Place is a Rental Assistance Demonstration (RAD) property which provides Project-Based Vouchers for all units. The property was converted to the RAD program in 2017.

 

Columbia Place
501 and 503 E. Columbia, Champaign

Columbia Place offers 16 one-story apartments serving individuals age 55 and older.  Columbia Place is a Rental Assistance Demonstration (RAD) property which provides Project-Based Vouchers for all units. The property was converted to the RAD program in 2017.

 

Hayes Homes
401 E. High Street, Urbana

Hayes Homes offers six one-story apartments serving individuals age 55 and older.  Hayes Homes is a Rental Assistance Demonstration (RAD) property which provides Project-Based Vouchers for all units. The property was converted to the RAD program in 2017.

 

Maple Grove
302 and 306 E, Park Street, Champaign

Maple Grove consists of two, 12-unit buildings that provide short-term emergency shelter and transitional housing for families with children.  Maple Grove was developed under the Illinois Housing Development Supportive Housing Program and was placed in service in June 2016.  Maple Grove is a cooperative venture with the Champaign County Homeless Continuum of Care. United Way of Champaign County provides funding for case management services and Champaign County Regional Planning provides on-site case management staff.

Oak Field Place
1348 Bryan Street, Henry, Illinois 61537

This project consists of 30 age-restricted units in a 1-story building serving individuals age 55 and older.  Units are income-restricted under the Low-Income Housing Tax Credit Program and ten units have Project-Based Vouchers that provide rental assistance.

 

Haven at Market Place
501, 503, 505 Interstate Dr, Champaign

This project will consist of 98 age-restricted units in a 3-story building serving individuals age 55 and older.  A second building will include 24 one-story apartments for individuals with special needs. The Haven is a RAD transfer of assistance property and will provide Project-Based Vouchers for all units. The project is being financed with Tax-Exempt Private Activity Bonds, Low-Income Housing Tax Credit equity, and private mortgage proceeds.  All units will be income-restricted by tax credit requirements.

 

Oakwood Trace
1121 Red Oak Court, Champaign

Oakwood Trace is a 50-unit mixed-income Project-Based Voucher apartment community for families with children. The property has 39-units that are income-restricted under the Low-Income Housing Tax Credit Program, and 1-unrestricted market-rate unit.

 

Hamilton on the Park
1201 N. Brookstone Ct., Urbana

Hamilton on the Park is a 36-unit apartment community; 32 units serve families with children, and four units serve individuals with special needs.  All units are income-restricted under the Low-Income Housing Tax Credit Program and have Project-Based Vouchers that provide rental assistance.  HACC partnered with The Benoit Company to develop this property, and it is managed by Dorchester Management.

 

Douglas Square
414 Nathaniel Burch Drive, Champaign

Douglas Square is a 50-unit mixed-income townhome community that serves families with children.  All units are income-restricted under the Low-Income Housing Tax Credit Program, and 13 units have Project-Based Vouchers that provide rental assistance. HACC partnered with Brinshore Development to develop this property, and it is managed by Leasing and Management Company.

 

Crystal View
102 E. Stebbins Drive, Urbana

Crystal View is a 70-unit mixed-income townhome community that serves families with children.  All units are income-restricted under the Low-Income Housing Tax Credit Program. HACC partnered with Brinshore Development to develop this property, and it is managed by Leasing and Management Company.

 

Highland Green
102 E. Stebbins Drive, Urbana

Highland Green is a 33-unit mixed-income community; 24 units serve families with children, and nine units are set aside for veteran families.  All units are income-restricted under the Low-Income Housing Tax Credit Program, and Project-Based Vouchers provide rental assistance for all units. HACC partnered with Brinshore Development to develop this property, and it is managed by Leasing and Management Company.

Providence at Sycamore is a 92-unit mixed-income townhome community that serves families with children. All units are income-restricted under the Low-Income Housing Tax Credit Program, and 83 units have Project-Based Vouchers that provide rental assistance. HACC partnered with The Benoit Group to develop this property, and it is managed by Dorchester Management Company.

 

Providence at Thornberry
3800 Colleen Drive, Champaign

Providence at Thornberry is a 160-unit mixed-income apartment community that serves families with children. All units are income-restricted under the Low-Income Housing Tax Credit Program, and 143 units have Project-Based Vouchers that provide rental assistance. HACC partnered with The Benoit Group to develop this property, and it is managed by Dorchester Management Company.
